Xpatial is an Australian geospatial and digital twin solutions company helping government, infrastructure, property and engineering clients make better decisions from spatial data. Laser Scanning Melbourne, Scan to BIM Melbourne

Laser Scanning and Scan to BIM

Location: Dandenong, VIC

The client required an as-built BIM model for an industrial building earmarked for renovation. We carried out a comprehensive laser scanning survey, completing over 700 scanner setups across the site. The resulting point cloud data was processed and imported into Revit for full BIM conversion. The resulting BIM model reduced design coordination time by 2 weeks and gave the renovation team a reliable digital record of existing conditions before a single wall was touched. This project was delivered in partnership with PixelCraft.

Drone Mapping and GPS Data Collection Victoria

Location: Tarneit, VIC

This drone mapping project was undertaken in Tarneit to support a greenfield residential development. Prior to construction, the client required a precise and comprehensive understanding of the existing site conditions.

Using an advanced drone mapping system, we carried out a detailed aerial survey, capturing very high-resolution imagery across the full extent of the site.

Ground control points were strategically placed and surveyed to ensure the highest level of spatial accuracy. The captured data was then processed using photogrammetric workflows to produce a survey-grade 3D model, delivering the reliable spatial foundation the project team needed to move confidently into the design and planning phase.

The survey-grade model reduced earthworks design iterations and enabled the civil engineer to finalise cut-and-fill calculations with confidence prior to DA submission.

3D Laser Scanning Melbourne

This laser scanning project was undertaken in Melbourne to support a building renovation. Prior to works commencing, the client required an accurate record of the existing conditions — capturing the structure precisely as it stood before any changes were made.

Using a terrestrial laser scanner, we carried out a comprehensive scan of the building, recording every surface, element, and spatial relationship in high detail. The resulting point cloud was processed and delivered to the client, providing the accurate spatial data needed for conversion into a Building Information Model (BIM) — forming a reliable foundation for the renovation design and documentation process.

The point cloud was delivered within 7 days of mobilisation, enabling the project architect to commence BIM modelling immediately and meet the DA submission deadline.

A Melbourne architecture firm needed more than just a model — they needed their point cloud data transformed into a fully coordinated BIM and rendered into visuals that could communicate the project clearly to clients and stakeholders.

Our team processed the existing point cloud into a detailed Building Information Model (BIM), capturing every spatial element with precision. From there, we applied advanced 3D rendering techniques to the model, producing photorealistic visualisations that elevated the design beyond technical documentation — delivering imagery the firm could confidently present at every stage of the project.

Drone Mapping Melbourne, Roof and facade inspection Melbourne

Roof Inspection

This project involved a drone-based roof inspection for an existing building in Melbourne, undertaken where a traditional direct inspection was not considered safe or practical. With access restrictions and safety concerns making a physical inspection unfeasible, the client required an alternative solution that could deliver the same level of detail without putting personnel at risk. Using a drone equipped with a high-resolution camera, we conducted a thorough aerial inspection of the roof, capturing detailed imagery of the entire surface — including hard-to-reach areas that would have been inaccessible by conventional means. The captured data was carefully reviewed and compiled into a comprehensive condition report, providing the client with a clear and accurate assessment of the roof's current status and any areas requiring attention.

Laser Scanning a Residential Building

A homeowner planning a significant renovation needed precise as-existing documentation to underpin the redesign. A direct physical survey wasn't going to cut it — the architect needed a complete, accurate digital model of the property before a single design decision was made.
We deployed a mobile laser scanner to capture the full spatial geometry of the house in detail. The data was processed through a scan-to-BIM workflow and delivered as a coordinated Revit model — covering both interior and exterior. Armed with an accurate digital twin of the existing structure, the architect could redesign with confidence, eliminating guesswork and significantly reducing the risk of errors during the design and construction phases.
